Noteworthy challenges included the severe slope of the construction site, necessitating the construction of 8m high concrete retaining walls to accommodate the topography. Extensive amounts of stone were meticulously installed, levelled, and compacted in layers to meet the required load-bearing capacity for the new concrete floors.
To address stormwater management, a sophisticated stormwater attenuation system was integrated into the existing green area to handle runoff effectively.
Prior to the commencement of construction, it was imperative to redivert the existing mains sewage and gas for the entire estate outside the building footprint. The selected construction method involved the installation of a steel portal frame building, providing a clear height of 11m throughout the structure.
