Project castle oaks

A phased construction project comprised the development of 77 mixed-tenure residential homes, including associated external and site works. The dwellings feature a solid timber-framed structure with a blockwork outer leaf, showcasing a white pre-finished Krend render on front elevations and wet dash on sides and rear external walls. Front elevations and projecting bays incorporate a brickwork finish. 

Duplexes and apartment blocks are constructed with blockwork/brickwork, incorporating structural steel as needed. Precast hollow core floor units separate floor levels, accessible via precast concrete stairs. Prefabricated roof trusses complete the roof structure, and fire and disability access certification are provided for apartment blocks. Siteworks involve the installation of a foul pumping station, a stormwater attenuation system, and road crossings for foul and stormwater connections to Irish Water.

Adhering to site constraints near the Breagagh River required slit barrier protection and ongoing monitoring. Overhead electricity wires were rerouted underground, agreed upon with the ESB.
 
Proactive
Proactive engagement with utility companies, including Irish Water, ESB, and local fire stations, helped prevent delays. The sloped site necessitated extensive cut and fill works, incorporating steps in the strip foundations and the installation of 2m high concrete retaining walls at various locations.

The construction was executed in compliance with construction best practices, relevant building regulations, and applicable standards and codes of practice. Upon completion, the development will transform the estate into a dynamic mixed-tenure neighbourhood featuring new streets, a green area, a cycle path, and community facilities.
